Starting next year most rental properties under €1000!!

The limit of rent protection based on the housing valuation system (WWS) will be 187 points.
This means that starting 2024, most rental properties will cost less than €1000 when concluding a new rental contract.

The WWS determines the maximum rent based on the quality of a living space. For this, a point system is used that values various aspects of the living space, such as the surface area and the energy label of the house. The WWS is now being expanded from 141 points to approximately 187 points. This means that homes for which more than € 1,000 are currently being asked for, while they have less than 187 points on the basis of quality, must be adjusted downwards in rent in a new contract. Due to the regulation, the cabinet expects that in the long term more than 90% of rental homes (social rental and mid-market rental) will be rented out under a new rental contract under €1,000.

                                                                       Energy Label

An energy label shows how energy efficient a home is. Since 1 January 2008, owners are obliged to provide a final (registered) energy label to the buyer or tenant upon sale, rental and delivery. This obligation also applies if owners have a new home built.

This concerns the copy of the energy label,
containing all information about energy performance
of the building and the possibilities for improvement.


How do you request an energy label?

Do you want to download the copy of the energy label and are you a private owner? Then you arrange this in MijnOverheid. If you are a business building owner, you can download the statement in EP-Online by logging in with eHerkenning. For homes, this only applies to energy labels from 2015 and for non-residential buildings from 2021.
